Core Cutting for Villa Renovations in Arabian Ranches

Arabian Ranches was launched by Emaar in 2004, and the original community has more than 4,000 villas and townhouses (Wikipedia). Many of those homes are now around 20 years old, and owners are upgrading kitchens, bathrooms, AC systems, roofs and gardens.

Core cutting in an older villa isn’t the same as in a new one. The drawings may be missing, previous owners may have changed things, and the original waterproofing may be near the end of its life.

Here are the problems that come up most in Arabian Ranches renovations, and how to solve each one.

Problem 1: The drawings are missing or out of date

What’s going on: After 20 years and a few owners, the original drawings are often lost. Even when you have them, they may not show changes made since handover.

Why it matters: Without accurate drawings, you don’t know where beams, columns, pipes and cables really are.

Solution: Start with a building survey to record the villa as it is now. Then scan each core location before drilling.

Problem 2: Previous owners have changed the services

What’s going on: Older villas have often had kitchens moved, bathrooms rebuilt, AC upgraded or extra lighting added, sometimes without good records.

Why it matters: There may be pipes and cables in places no drawing shows. A core through a hidden water pipe floods the room. A core through a live cable is dangerous.

Solution: Use GPR concrete scanning at every location, even if the wall “should” be clear. Treat every service the scan finds as live until it’s confirmed otherwise.

Problem 3: Old holes and new holes

What’s going on: When AC units, kitchen hoods or water heaters are replaced, the new equipment often doesn’t line up with the old holes.

Why it matters: Owners end up with a new core next to an old one, leaving unused holes that leak, let in insects or weaken the wall.

Solution: Reuse existing holes wherever they fit, enlarging them with a bigger core if needed. Where a new hole is unavoidable, properly fill and seal the old one. Plan new equipment positions around existing routes where you can.

Problem 4: Ageing roof waterproofing

What’s going on: The roof membrane on a 20-year-old villa may already be brittle or patched.

Why it matters: A new roof core for solar cables, a vent or a water tank line can crack old waterproofing around it. The leak may not show until the first heavy rain.

Solution: Inspect the roof before coring. Use a proper penetration detail and seal the membrane around the new pipe. If the waterproofing is already failing, it may be smarter to renew that section as part of the job.

Problem 5: Corrosion and spalling near existing penetrations

What’s going on: Around old pipes and cores, cut rebar ends and failed seals can let moisture in over the years.

Why it matters: Rust expands and cracks the concrete, causing spalling. Coring next to damaged concrete can make it worse.

Solution: Check the concrete around the planned core. If there’s cracking, staining or loose concrete, deal with it first with proper concrete repair.

Problem 6: Garden, pool and boundary wall upgrades

What’s going on: Many Arabian Ranches owners are upgrading pools, garden lighting, irrigation and outdoor kitchens.

Why it matters: These jobs often need cores through boundary walls, pool plant room walls or external slabs. Pool walls and plant rooms can hold water under pressure, and boundary walls may be shared with neighbours.

Solution: Check whether the wall is shared, and get approval before coring. For pool walls, use a watertight sleeve and seal. Scan external slabs for irrigation pipes and garden lighting cables.

Problem 7: Community approvals

What’s going on: Arabian Ranches is a managed community with its own rules on external changes.

Why it matters: A new outlet on a facade or a change to the roof may need community approval, and structural work may need an authority permit.

Solution: Check with community management before any external core. For structural changes, see our permits and approvals service.

Renovating an older villa? Start here

  1. Survey the villa as it is now
  2. Get community approval for external changes
  3. Scan every core location
  4. Reuse existing holes where possible
  5. Repair damaged concrete before coring nearby
  6. Seal roof and external cores properly
